Our inspection practices are compliant with the guidelines provided by the California Real Estate Inspection Association. We thoroughly inspect and report on the condition of the components and systems of the structure as outlined in the Standards of Practice, these standards can be found by following the link. Prior to the inspection, the client is asked to carefully read and sign a Pre-Inspection Agreement, this is an important part of our fair business practice which provides the client the knowledge of exactly what our inspection service provides. There is also a Pre-Inspection Check-List for the client and agent to help better prepare the subject property and to insure a thorough inspection that is completed in a timely manner. Having the structure ready for the inspection can prevent unnecessary delays of completing the report. For liability reasons our inspector does not move personal belongings, lite gas appliances, or disassemble wall assemblies to

Buyer
Knowing exactly what you are buying is probably the biggest hurdle to jump in a real estate transaction yet many buyers do not personally perform a diligent visual inspection of the property or may not know what they are looking for. Home buyers are often clueless about home construction and its components, and have difficulty deciphering what is major or minor and whether or not a repair is needed immediatly or not. Our inspection is thorough and time is taken to insure the client is educated and properly imformed of conditions. My goal is to provide the client with the minor concerns as well as any major or safety issues. The home inspection does not put value on the structure, the inspection is not an appraisal or a municipal code inspection, however it does provide the client with a better understanding of the structures components, there condition, and how these systems work prior to your purchase. The best time for a buyer to obtain a home inspection is immediately after entering into a real estate contract, your professional Real Estate agent should include a clause with the sale contingent on the findings of the inspections performed on the subject structure.
Seller
It is not unusual to find sellers who of provided there own home inspection prior to the sale of there home. A sellers inspection provides the knowledge and opertunity to make any needed repairs allowing the sale of the home to go smoothly, rather then discovering these potential problems during the sale or from the buyers home inspector. With less disagreements during negotition there less chance of deals breaking, it also allows the seller to have more control of the negoitions wiith the buyer. Repairs done prior to putting the home on the market can also be done by a person of your choose such as a handyman using material quality of your choose, oppossed to a contractor and higher quality materials the buyer request. By making the necessary repairs it puts the home on the market at a better value and it shows good faith with disclosures and the home inspection can be used as a tool to attract buyers.
